Our management team, led by Raymond Blake, Helen Stokes and Joanne Gillespie have over 60 years experience between them in the sector and are both hands on and involved in the day to day property management operation. The business offers a range of services to Landlords including Let Only, Tenancy Management or Full Management options at competitive and reasonable prices. A full and detailed Inventory and Schedule of Condition are available for properties and agreed with the Tenants at the outset of tenancy. This allows both the Landlord and the Tenant greater certainty and security in relation to the tenancy deposit. All tenants are fully and thoroughly referenced via specialist external referencing agencies before any steps are taken to establish a tenancy at the property, offering the Landlord confidence in the calibre of the tenants we find for their properties. Carefully selected quality tenants

Drawn from a continually updated register, all prospective tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.

Full management service

This is our fully inclusive service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement and other associated legal documentation. The tenant will then be checked into the property. Collecting and processing of rental payments is also part of the service. These will be credited automatically to the Landlord's nominated bank account. Towards the end of the tenancy, we will liase with the tenant, and renew the tenancy agreement or arrange to check them out as applicable. Should the tenant leave the property after the lease has expired, we will find you another tenant ideally within the outgoing notice period to eliminate any potential void period.

Find a tenant service

At Letsafe we also offer a Find a Tenant Service via our marketing and advertising. Some landlords have the time and experience to be able to manage their own property and would prefer to do so. Once the tenant has been fully referenced and approved we hand the management and all necessary tenancy and legal documentation over to the landlord for day to day management of their property/tenancy.

Initial Letting Fee:
60% of the first months rent (inclusive of VAT 50%+vat)
Subject to a minimum fee of £450 (£375+VAT)
Administration charges:
for deposit registration £48 (£40+VAT)
for completion of a rent review £108 (£90 + VAT)
for arranging an EPC £85
for arranging a refurbishment project - 10% + VAT of cost
for arranging a photographic inventory £84 (£70 + VAT)
for arranging a tenancy renewal £90 (£75 + VAT)
for arranging a Legionella risk report £90 (£75 + VAT)
for managing a Formal Deposit Dispute £96 (£80 + VAT)
for issuing a Section 8 & 21 Notices £108 (£90 + VAT)

Management fees:
Full management rates:
14.4% - (12 % plus vat) of rent collected (upto & including £425 pcm)
12% - (10 % plus vat) of rent collected (Including & above £426 pcm)

Rent Collection Only 6% (5% plus vat) of rent collected
