Tenant Information

The Letting Process Briefly;

  • Register your details or directly request viewings
  • Notify us of your interest
  • Confirm rent and preferred term (usually 6 months initially)
  • Tenants administration fees taken/referencing forms completed
  • Prospective tenants identity verified
  • Information on referencing forms verified, references checked and obtained
  • Move-in date agreed
  • Tenancy agreement signed, deposit (bond) and one months' rent in advance taken (this process/payments varies on our properties which accept housing benefit applicants please ask for details)
  • Copies of relevant safety certificates issued
  • Key hand over/tenants move in
Depending on the level of service your landlord has requested the above may vary, the above list is typical of a "Tenant Find Only" Service which means your landlord is responsible for management of your property.

Our Fees

Initial Letting / Application Fee :
60% of one normal months rent. (inc vat)
Subject to a minimum fee of £300 (inc vat)
Unless otherwise stated within the advert
Assured Shorthold Tenancy Charges;
Administration charges:
£30 - returned/refused/cancelled bank
      or cheque payment for any payments (inc vat)
£75 - tenancy renewal (inc vat)
£54 - verbal or written reference provided (inc vat)
£96 - service of a section 8 Notice on tenant (inc vat)
Late payment fees;
£12 - late rent payment charge, over 2 days (inc vat)
£54 - late rent payment charge, over 7 days (inc vat)
£114 - late rent payment charge, 28 days (inc vat)
£48 - rejected tenancy application (inc vat)
